Every portal gives you a number. None of them show their work.
A number without the math behind it is a guess with confidence. And the biggest asset you own deserves better than a guess.
The black-box estimate
Zero receiptsMost portals print a value and a shrug. Which sales? Which weights? Why that range? You are asked to trust a number nobody will explain.
The flat price-per-foot trap
Overshoots big homesPrice per square foot falls as homes get bigger. Estimators that scale a flat rate quietly overprice large homes and underprice small ones.
The confidence that never moves
Medium, alwaysThin data should widen the range and say so. Estimators with a hard-coded confidence label look sure precisely when they should not be.
The wrong-building comp
Same street, wrong towerMatching sales by street address alone puts the wrong building in your comps. We match on the legal parcel ID, never the address string.

Corrected math, licensed data.
Price per foot is a curve, not a constant.
We fit the price-per-square-foot decay from your actual comparables before blending, so a 1,200 square foot home is not priced like two 600 square foot homes stacked together. On real Burnaby data this single correction removes six-figure overshoots.
- Decay curve fitted from your comps, not assumed
- Every comp projected onto your actual floor area
- Time-adjusted with a neighbourhood index that follows the market down as well as up
- A bootstrap range: resampled hundreds of times, honest when data is thin
Sold prices, the legal way.
Sold and pending prices in BC can only be shown inside a registered brokerage relationship. Register once, free, and the sold comparables behind your estimate unlock: the exact data most portals are not licensed to show you.
- Ten-second registration, no credit card
- Sold comps with dates, prices and price per foot
- Active listings: what your competition is asking
- Your data stays private and is never sold

Every address tells a story
Asked and answered.
How accurate is the estimate?+
Every estimate carries a range built by resampling your actual comparables hundreds of times, and a confidence label derived from how tight that range is. When the data is thin, the range widens and the label says so. It is a tracking tool, not an appraisal: when it is time to transact, a licensed professional sets the price.
Why do I need to register to see sold prices?+
BC board rules classify sold and pending prices as data that can only be displayed inside a registered brokerage relationship. Registration creates that relationship with JULY Realty Inc., which is why it exists and why it is free.
What data do you use?+
Public records including BC Assessment values and land title transfer prices, live listing feeds, and licensed MLS data where board agreements permit. Every comparable is matched on the legal parcel identifier, never on an address string.
Is my information private?+
Yes. We store your name, email and consent record as BC rules require, and nothing is ever sold to anyone. Owner and buyer names are never displayed. One click deletes your account.
What does it cost?+
Nothing for homeowners: estimates, the full report and tracking up to five properties are free. JULY Value is operated by JULY Realty; if you ever want to talk to an agent, that is the business model, plainly stated.
Can I correct my home details?+
Yes. Signed-in owners can adjust beds, baths, floor area, condition and features: the valuation re-runs in seconds with your corrections, and only you see the adjusted number.
